Overview
The Collegedale Municipal Planning Commission is established by local ordinance to conduct public hearings on zoning changes, proposed planned unit developments, and then recommends actions for consideration by the Collegedale Board of Commissioners. The Municipal Planning Commission also reviews and approves major subdivisions, amendments to the Collegedale subdivision regulations, reviews and approves additions to the city's road plan, future land use plans and other special studies.

Appointed by the mayor, the seven members of municipal planning commission make recommendations to the Collegedale Board of Commissioners regarding rezoning requests and text amendments to the zoning ordinance.

(BZA2024-01) – Applicant: Ovi Goia – Location: 9675 Bowen Trail- Parcel ID 150L A 013 – APPROX 20,610 +/- SQFT – Current Zoning: Low Density Single Family (R-1-L) –– REQUEST: The applicant is requesting to remove the front setback requirement. Rezone NO. 2024-01 – (ZON2024-01) – Applicant: David Mayfield – Location: 5707 Main St. - Parcel ID 132I A 018 – 8,000 +/- acres – Current Zoning: Shopping Center Commercial (C-2) – REQUEST: The applicant is requesting to rezone 5707 Main Street from Shopping Center Commercial (C-2) to Mixed Use Town Center (MU-TC).

SUBDIVISION 2024-01 – (SUB2024-01) – Applicant: Barry Payne – Location: 10517 Lee highway - Parcel ID 132-046 – APPROX 10.7 +/- acres – Current Zoning: Agriculture (AG) – REQUEST: The applicant is requesting to subdivide approximately 10.7 acres into 3 lots. This request is associated with the Urban Farms Subdivision request. The Urban Farms subdivision proposes a total of 11 lots, 8 in Hamilton County and 3 within the City of Collegedale. The City of Collegedale will review lots 1, 10, and 11 while Hamilton County will concurrently process lots 2-9. 

ROW Abandonment NO. 2024-01 – (ABN2024-01) – Applicant: Barry Payne – Location: Near 9422 Lee Hwy. - Parcel ID’s 132H B 014, 018, 020, 022, 023, 024 & 132I D 012 – 14.33 +/- acres – Current Zoning: Industrial (I-1) & Shopping Center Commercial (C-2) – REQUEST: The applicant is proposing to abandon 4 unopened right-of-way’s located near 9422 Lee Hwy. The right-of-way’s consist of Newton Street, Courthouse Street, Parker Avenue, and one unnamed alley. This request is being concurrently processed with SUB2024-02, ZON2024-03 and ZON2023-04. 

Zoning Case NO. 2024-03 – (ZON2024-03) – Applicant: Barry Payne – Location: 9418 Lee Hwy. - Parcel ID’s 132H B 022 – 1.7 +/- acres – Current Zoning: Industrial (I-1) – REQUEST: The applicant is proposing to rezone parcel 132H B 022 from Industrial (I-1) to Shopping Center Commercial (C-2). This request is being concurrently processed with SUB2024-02, ANX2024-01 and ZON2024-04

This request is being concurrently processed with SUB2024-02, ANX2024-01 and ZON2024-03.

ZONING CASE 2024-02 – (ZON2024-02) – Applicant: City of Collegedale – Location: NEAR 10411 Lee Hwy - Parcel ID 132 045.03 – APPROX 25 +/- acres – Current Zoning: N/A – Proposed Zone: Agriculture (AG) – REQUEST: Parcel 132 045.03 was recently annexed into the City of Collegedale from Hamilton County. The City has now initiated the process to zone the property under the city’s jurisdiction.

Application Process
Applicants are encouraged to schedule a brief meeting, or a phone call with planning staff prior to submitting an application to ensure your situation can be addressed appropriately through the subdivision and/or rezoning process. Application forms for major and minor subdivision plats, and rezoning requests are available for download. When submitting an application, complete the downloaded form and submit it digitally via email, or in person to the permit clerk who will process your application and contact you if additional information is required.

Deadlines to Remember
The application deadline is the 20th day of each month in order to be heard at the following month's meeting. Application fees vary depending on the nature of the request. A fee schedule is available here. Payment is accepted by check or by VISA/MasterCard over the phone or in person.
